From a seller's point of view, the home selling process typically involves several steps. Here's an overview of the process:

Prepare your home for sale: Before listing your home, it's essential to prepare it for potential buyers. This includes cleaning, decluttering, making any necessary repairs, and enhancing curb appeal. Consider staging your home to showcase its best features.

Determine the listing price: Together, with your realtor, determine the appropriate listing price for your home. I will perform and present a comparative market analysis, considering factors such as the location, size, condition, and recent sales of comparable properties in the area.

List your home: As your realtor I will organize and pay for a professional photographer and videographer to come to your home and get great media. It is imperative that media turns our spectacular as it is what is sued for listing and marketing your property. Following this I will create a listing for your home, using information I have gathered from you on an MLS Data Information Sheet. This includes professional photography, writing a compelling description, and highlighting key features.

Market your home: Utilize various marketing strategies to attract potential buyers. This may include hosting open houses, scheduling private showings, advertising online and offline, leveraging social media, and reaching out to my brokerage and network of buyers and other agents. I obtain over 11.5K followers on social media which ultimately contribute to your property’s exposure, reaching more potential buyers.

Receive and negotiate offers: When potential buyers express interest, they may submit purchase offers. As your real estate agent I will present the offers to you, including the proposed purchase price, contingencies, and any additional terms. You can accept an offer as is, reject it, or negotiate with the buyer to reach mutually acceptable terms. We will review and compare each detail of the offers and determine the best action plan for you and your family.

Undergo inspections and appraisals: Once you accept an offer, the buyer may schedule a home inspection to evaluate the property's condition. They may also order an appraisal to determine the value of the home. Be prepared to address any necessary repairs or negotiate any issues that arise from these inspections.

Finalize the sales process: Work with your real estate agent, attorneys, and the buyer's agent to complete all necessary paperwork and meet any contractual obligations. This includes reviewing and signing closing documents, providing necessary disclosures, and addressing any outstanding contingencies.

Complete the closing: Coordinate with all parties involved, including the buyer, real estate agents, attorneys, and the title company, to schedule the closing. During the closing, the buyer will provide funds for the purchase, and you'll transfer the title of the property. Once all legal and financial obligations are met, the sale is finalized.

Move out and transition: Upon closing, it's time to move out of your home. Arrange for moving services, transfer utilities to the new owner, and address any other necessary tasks. Leave the home clean and in the agreed-upon condition.
